Equity Release Purchase services

The equity release market is now offering products to enable clients to purchase new properties using equity release as a mortgage facility. If you choose to proceed with a purchase, the process is rather more drawn out than with general mortgages and there is a much more detailed review of the property being purchased than would normally be required. This is due to the strict lending criteria attached to the Later Life Mortgage industry. We understand that this can be frustrating and lead to delays which you may not have originally envisaged. However, our dedicated team are dealing with transactions like this on a daily basis and can talk you through the process to help you understand what is happening.

In addition, we can assist you with the sale of your existing property, ensuring that all matters are dealt with by no more than two dedicated file handlers although the majority of time this will be one dedicated file handler so everything can be dealt with in an efficient and timely manner.

It is always beneficial to consider instructing an expert to deal with your transaction if you are thinking of purchasing by way of an equity release. Whilst other Solicitors who deal with general conveyancing are extremely experienced, on the whole, they are unlikely to be experienced in dealing with equity release, which is a specialised field. This can lead to confusion, frustration and delays when General Conveyancers are met with enquiries and requirements which are not normal for most mortgage providers and outside the remit of their usual conveyance.

We are able to offer if required a text messaging service to clients mobile phones providing key date case updates issued from our Portal system of all the key stages of the Conveyancing process thus informing you exactly what is happening at a particular time regarding your transaction. Case updates will be issued from the very beginning straight through to the actual completion.

Cash Purchases

We are able to assist clients who wish to purchase a property for cash.  Unfortunately, we are not able to assist where purchase funds are provided by way of a High Street mortgage lender.

Expedition Fee – £500.00

Applicable only when we are required to expedite your matter before other more standard transactions including completing within 7 days of exchange, dealing with a contract race, dealing with daily communication requests, simultaneous exchange & completion, or completing a matter within 21 days of receiving a suitable contract package.
