Conveyancing Purchases

Whether you’re purchasing your dream home, an investment property, your first home, or a holiday retreat, our team at Adlington Law is here to guide you with clear fixed fees and friendly, straightforward advice for anyone buying a property without a mortgage.

Instruct our conveyancing solicitors

As soon as you have accepted an offer on your house, you should get in touch with our specialist conveyancing solicitors, and we will get to work on your property purchase.

Conveyancing searches on your new home

After the initial stages, your designated conveyancing solicitor will carry out the necessary searches on your new home, including Local Authority Searches and Water Searches.

Raise any enquiries necessary

After receiving the results to your searches, your conveyancing solicitor will raise any enquiries with the seller's solicitor to ensure that you are happy with every aspect of your new house.

Exchange of contracts & dates agreed

Once the buyers' and the sellers' solicitors are satisfied that everything is in order they will then arrange an exchange of contracts. This step marks the creation of legally binding contract to complete and exchange keys on chosen day.

Completion date - collect the keys & move in

On completion date, your conveyancing solicitor will receive the legal transfer document, together with all the relevant documents for the property, and the release of the keys will be authorised for your new house.

A friendly, caring team, that put you first

As a smaller, close-working team of conveyancing solicitors, you won’t need to worry about chasing us for information, which can often be the case with larger firms. Your Lawyer will know you personally, stay fully familiar with the status of your file, and ensure your matter progresses smoothly while keeping you regularly updated.

Keep it simple

At Adlington Law, we pride ourselves on being the opposite of the large, impersonal law firms you may have experienced before. Our conveyancing Lawyers are real people who genuinely care about your experience—and we know that you do too. We understand that legal jargon can feel overwhelming, so we make sure everything is explained clearly and in plain, easy-to-understand language. You’ll always know exactly what’s happening with your transaction and never be left guessing.
